Using the BuildingLink Maintenance Platform
Please take a moment to read the following guidelines before submitting your request:
- Internal Unit Issues: This platform is designated for common property concerns such as hallway lighting, shared plumbing, or lifts. If you are experiencing issues such as leaking appliances or personal fixtures, please contact your property manager or owner directly. Requests regarding internal unit problems submitted here will not be addressed. Please ensure your request pertains to common property before proceeding.
- Cost Responsibility: If an issue is identified as internal, you may be responsible for any inspection and repair costs, which could be added to your levies or invoiced separately. By submitting your request, you acknowledge that if the issue is determined to be internal, you may incur charges for any necessary inspection and repairs. We appreciate your cooperation and understanding.
By submitting this maintenance or repair request, I, the undersigned, acknowledge and agree to the following terms:
1. Responsibility for Internal Issues: I understand that if the reported issue pertains to my individual unit or internal property, I will be fully responsible for any costs associated with the investigation or repair, including service fees incurred during the inspection or assessment.
2. Closure of Requests for Internal Issues: I recognise that if the issue is identified as an internal unit problem during inspection, the request will be closed without further action by the Owners Corporation. I will take responsibility for resolving the matter directly with my property manager or owner.
3. Cost Responsibility: I agree that if the issue is determined to be related to internal unit responsibility or misuse, I will be responsible for all associated costs, including call-out or repair charges. These may be added to my levies or billed to me separately.
4. Authority of the Owners Corporation: I understand that the Owners Corporation engages professional service providers to assess whether an issue is related to common property or falls under the responsibility of an individual unit owner. I agree to comply with the determination made by the Owners Corporation and if you wish to dispute any determinations, I will obtain qualified advice to present for further consideration.
5. Timely Payment of Costs: I commit to promptly paying any fees or charges resulting from this assessment, whether incorporated into my regular levies, issued as a separate invoice, or otherwise agreed upon.
6. Confirmation of Understanding: By submitting this request, I confirm that I have reviewed and fully understand the provided guidelines. I acknowledge the distinction between internal unit issues and common property matters and accept responsibility for any costs associated with incorrectly reported internal issues.
